Short sales are not easy and not everyone qualifies for a short sale (see Short Sales FAQ's to understand who qualifies and how they work). Nearly 90% of homeowners nationwide who try to "short sale" their homes will end up losing their homes to foreclosure due to an uneducated or inexperienced agent. The vast majority of real estate agents who are trying to help have not been properly trained and are misinformed as to how to even negotiate with lenders. Zareen has the experience, knowledge and contacts to successfully perform short sale transactions and help homeowners avoid foreclosure.
The advantages of short sales:
- Avoid a deficiency judgment against you. If your property is foreclosed on and the amount the bank ultimately sells your property for is less than what you owe on the property, the lender may sue you and get a lien on your other property so that you may owe them the deficiency amount.
- Avoid Foreclosure. In addition to the previously mentioned disadvantages to foreclosure, under current Fannie Mae lending guidelines, you will not be eligible for another loan for 5 years if you are foreclosed on.
- Avoid Bankruptcy. Bankruptcy may temporarily halt the foreclosure, but it will require you to hire a lawyer, and a bankruptcy will appear on your credit report for at least seven years.
- No fees paid by you. There are no fees owed by you of any kind for my services. If I do my job and save you from foreclosure, I get paid by the lender.
- Qualify to buy again in as little as 2 years. After a short sale, you may be eligible, under Fannie Mae guidelines, to buy another home in 2 years instead of 5 years with a foreclosure.
